The homeowner called at 6:40 on a Tuesday morning. The door had dropped about two feet and locked itself there, the car trapped inside. When we got there, the left spring had snapped clean through, which on a 12-year-old door usually means the right one isn’t far behind. We replaced both springs the same morning, not just the broken one, and rebalanced the door so the opener wasn’t fighting the weight. The door lifts with one hand now. The bottom panel looked like a sponge that had been left on the porch. Sprinklers in Plano hit that door every morning for years, and the particleboard core eventually gave up. We ordered the matching replacement panel from Wayne Dalton, swapped it in, and replaced the bottom seal while we were down there. The door matches the original color close enough that the HOA won’t blink. We told the homeowner to point that sprinkler head away from the door, or we’d be back for the same panel in five years.

The homeowner was convinced the opener was dying and wanted a quote for a new one. We looked at it for about three minutes before finding the real problem: the left track had shifted almost half an inch out of square, so the door was dragging every time it went up. This Oak Cliff home still had the door the builder put on in 1994. The bottom edge was rusting out, two panels had dents from a basketball pole incident, and the single-panel steel had zero insulation, which matters on a west-facing garage in August. We measured, ordered a new Clopay Coachman with an insulated core, and had it installed the following week. The homeowners said the garage feels twenty degrees cooler. The curb appeal change was immediate; you’d notice the house from the street before you’d notice the driveway now.

Custom wood doors are beautiful, but they’re heavy. This cedar door in Mesquite weighed over 400 pounds, and when one cable frayed, the whole thing hung crooked. Left alone, the good cable would have snapped next and the door would have come down hard. We replaced both cables as a set, not just the frayed one, then checked every hinge, bracket, and roller on the way back up.
